PRICING


ARE LOTS SOLD SEPARATELY FROM THE HOUSE PLAN PACKAGES? 
Yes (and no). The lot prices range from roughly 85k to 92k depending on the size and location of the lot. Most of our homes and lots will be sold as packages along with your builder of choice, but you do have the option to purchase one of our select lots reserved for individuals and build your own dream home. All plans outside of our custom set from Onsite Design will be subjected for approval.

WHAT IS THE STARTING HOME PRICE? 
This is the most asked and broadest range question and answer.

Your all-in investment will vary depending on three main factors: lot selection, house plan, and interior and exterior finish selections. You can expect to invest roughly 375k+ starting out, which will still achieve your top of the line aesthetics as far as interior and exterior finishes. On the higher end, you can expect to find your investment in the upper 400k area.

For example, the homes on a larger lake lot with a special attention to interior and exterior finish selection (a finished outdoor kitchen, additional aesthetic detail, etc.) will find you on the higher end versus a non-lake lot with our aesthetically comparable interior and exterior finishes (see more on packages below). 

Of course you can happily find yourself somewhere in between by knowing your must-haves.

HOW CAN I GET STARTED SELECTING MY LOT AND HOME PACKAGE? 
Arbor Grove is a custom experience for discerning home owners. The best way to ensure you achieve exactly the goal you are after, both in terms of your home and your price-point, is to meet with your selected builder and begin talking details. Having been in the business, our builders are keen on how and where to splurge here and save there.

WHO ARE THE DEVELOPERS?
Arbor Grove is developed as a partnership between Acadiana Group, LLC and Patterson Homes, LLC. The site construction was performed by Acadiana Constructors, Acadiana Group’s in-house construction firm.

WHO ARE THE HOME BUILDERS?
There are four builders that will be building in Arbor Grove. Acadiana Constructors is one of the four, along with Patterson Homes, Gafford Homes, and Dawson Construction.

HOW DO I SELECT WHICH BUILDER TO WORK WITH?
The lots at Arbor Grove are shared among the builders. You can either first select your builder and choose a lot that belongs to that builder OR first select your lot and go with the builder that owns that particular lot selection. If you would like to work with a particular builder that does not own the lot you’re hoping to purchase, please inquire.

CAN I BUILD MY OWN HOME?
There are a select number of lots reserved for those taking the reigns to build their own dream home. There is an approval process to go through to ensure that the aesthetics and integrity of your future home withstands the expectations for Arbor Grove but building your own home is absolutely an option for you at Arbor Grove.

 

PACKAGES


TELL ME MORE ABOUT THE FIVE PLANS FROM ONSITE DESIGN.
Arbor Grove has branded a set of five heritage-style house plans that fit the level and vibe for Arbor Grove. These house plans were designed by leading architect, Mike Hogstrome with On Site Design. Each floor plan has three front elevations to select from. The three elevations achieves an entirely different curb appeal in order to avoid repetitiveness and give the streetscape a variety of homes.

Any house plan outside of On Site Design’s will go through an approval process to ensure the aesthetics and integrity of the community are held to the community’s standards.

WHAT ARE THE INTERIOR OPTIONS?
Our homes will come complete with hardwood floors throughout the entire house. All rooms will have base boards, crown molding, and all windows are trimmed with an extra attention to detail. All counter-tops (kitchen, laundry, and bath) are solid surfaces. Many of the builders work one-on-one with local designers to create a mood board for your interior and exterior selections, such as your flooring selections, paint colors, etc. It’s truly a custom experience that you’ll enjoy from beginning to end.

You do, however, have the option to alter any of the building materials and interior/exterior finishes to achieve the most comfortable price-point available to you.

WHAT INTERIOR OPTIONS CAN I CHANGE OR ADD?
You may add as little or as much as you like. We want your experience at Arbor Grove to be custom ...which is why it is difficult to issue a set of standards, as everyone’s standards and needs differ from one another. If you’d like brass fixtures, a clawfoot tub, an instant hot-water pot filler, and a fully equipped outdoor kitchen, then the builders can make that happen.

CAN I MAKE FOOTPRINT CHANGES TO THE FLOOR PLANS?
Minor architectural changes are allowed but may incur a plan-change fee based on the degree of alterations and at the architect’s hourly rate. The developer(s) and/or architect have the right to deny a particular change. 

 

GETTING STARTED


STEP ①:
Take a drive through the neighborhood and fall in love. Get a vibe for the lot locations and where you think you may want to call home.

STEP ②:
Your next step would be to select your builder of choice or select your lot of choice and contact the builder who owns your potential lot selection. You can either contact our agent directly or any of the four builders directly to ask any questions and get acquainted with the process.

STEP ③:
As a team, you’ll go through your customizations and an estimate will be given. Once finalized, your builder and agent will fine tune the details of your floor plan and any changes you may want to make as well as your interior and exterior selections. You can then sit back and watch the construction (and magic) begin.
